LIST OF SERVICES FOR THE FEE MANAGEMENT OF SINGLE FAMILY RESIDENTIAL PROPERTIES
1. Timely rent collection and follow-up.
2. Collect late charges for the owner.
3. Fast and efficient “disbursement of funds” to each owner each month.
4. Clear and concise accounting on each property.
5. Owner provided with income and expense statements.
6. Commitment to effective communication with each owner and tenant.
7. Drive-by inspections of property.
8. Maintenance issues addressed promptly at the least expense to the owner.
9. Advise owner of improvements that will maximize the property value.
10. Respond to emergencies and handle all tenant complaints.
11. Educate the tenant on their responsibilities, when needed.
12. Prepare and deliver any legal or eviction notices to tenants in a timely manner.
13. If an eviction were necessary, agent would see it through to completion.
14. Negotiate lease renewals, lease extensions, and provide owner with tenant
evaluation and property inspection prior to lease termination.
15. Organize and facilitate tenant move-outs and inspections and timely completion
of security deposit dispositions as we efficiently and effectively prepare to re-lease
the property as quickly as possible.
LIST OF FEES
The Monthly Management Fee is 6% of the Rent – $100.00 Minimum
We have a low cost leasing fee depending on the property location.
This Fee is for a One Year Lease or Longer and is for each new tenant and Includes:
1. On-Line Advertising with photos inside and out,
2. Showing the property
3. Processing applications
4. Complete screening of all applicants.
